What’s the maximum size for an ADU?
Maximum 1,200 square feet for ADU and 500-600 square feet for Jr ADU
Is replacement parking required for ADUs?
No parking required if closer to ½ mile from transit center, and replacement parking is not required for garage conversions.
How many units are allowed per lot?
Within residential zoning you are allowed to have 1 Single Primary Dwelling Unit, 1 Accessory Dwelling Unit, and 1 Junior Accessory Dwelling Unit
Can I build a 2 story ADU?
Yes, as long as it doesn’t exceed 1,200 square feet, and does not exceed 16 ft of height if encroaching within the rear and side setbacks.
Can I build a 2 story ADU within the rear and site setbacks?
Yes, as long as it doesn’t exceed 16 ft in height.
Are ADU’s / JADUs exempt from Capital Improvements fees that are based on valuation?
How many units can a ¾ “water meter support without an upgrade requirement?
It can accommodate 3 to 4 units, depending on the water demand features.
ADUs require fire sprinklers?
If the existing home has fire sprinklers, yes, if not, it is not required.
What ADUs are exempt for sewer/water/school fees?
All conversions of unhabitable space such as garage, mechanical rooms, storage rooms, etc…
ADUs require solar panels?
All new detached ADUs require solar panels, conversions do not. Panels can be installed on the property or on the new ADU. ADUs constructed within existing space, or as an addition to existing homes, including detached additions where an existing detached building is converted from non-residential to residential space, are not subject to the California Energy Code requirement to provide solar panels.
What is the expected time to have a full set plan ready for submittal to City?
4 to 6 weeks.
How long will the City take to review my plans?
The city may take 3 to 6 months to review your plans. Although, we have experienced longer delays in 2022, up to 10 months.
What is the average cost to convert a garage?
On average clients have spent on average $45,000.00 to $85,000.00 to convert a garage into an ADU. This varies on the size, finishes, and time of completion.
